270 Park Ave. is one of the most ambitious ground-up office projects in modern New York City history. This once-in-a-generation headquarters replaces the former Union Carbide tower and rises as a fully electric, all-new superstructure—an unprecedented feat on a constrained Midtown site that required the largest building demolition ever undertaken in NYC. Designed by Foster + Partners, the tower’s interiors emphasize flexibility, collaboration, and wellness, with highly adaptable floor plates, elevated ceiling heights, and abundant natural light shaping a more human-centered office environment. The building integrates hospitality-driven amenity spaces, thoughtfully designed collaboration zones, and next-generation building systems that support evolving hybrid work patterns.
